As we progress through the summer of 2024, Pierce County’s real estate market is continuing to evolve, providing key insights for both buyers and sellers. Let’s dive into the latest market trends to understand how these shifts may affect your next real estate decision.

Active Listings – Major Growth

Recent market activity shows a sharp increase in the number of active listings. The latest data reveals 2,093 active listings for residential and condo properties, compared to 1,384 listings at this time last year. This represents a significant 51.2% rise in available inventory.

For buyers, this means a wider selection of homes, from spacious family properties to luxury homes. With more options, buyers can approach negotiations with more confidence, potentially securing better deals.

For sellers, while the market is still favorable, the increase in listings means more competition. To stand out, it’s crucial to price your home strategically and ensure it’s in top condition to attract serious buyers.

Months of Inventory – Easing Competition

Market balance is slowly shifting as the months of inventory have risen to 2.1 months for residential and condo properties, up from 1.4 months a year ago. This change indicates a more balanced market, where buyers have slightly more negotiating power, though sellers are still in a favorable position.

With more homes available, buyers are gaining leverage, though the market still favors sellers slightly. This change is especially important for those looking for spacious family homes or considering moving up in the market, as it provides more negotiating room.

Median Sales Price – Steady Growth

Home prices continue their upward trend, with the median sales price for residential and condo properties now sitting at $565,000, compared to $530,000 a year ago. This 6.6% increase reflects ongoing demand, particularly for well-located, family-friendly homes and luxury properties.

For buyers, the increased inventory offers more options, but it’s important to act quickly before prices rise further. Sellers can still capitalize on favorable market conditions by being strategic with their pricing to stand out in a competitive landscape.

Sold Listings – Consistent Demand

Despite the rise in inventory, demand remains consistent, as seen in the 1,005 sold listings for residential and condo properties, compared to 975 a year ago.

This 3.1% increase in closed transactions suggests that buyers are still actively purchasing homes, even with the growing number of listings. Sellers with move-up homes or family-friendly properties continue to find success, though strategic pricing is more important than ever.

Pending Sales – Gradual Increase

The number of pending sales continues to rise, with 1,197 homes under contract, up from 1,155 this time last year – a 3.6% increase.

This reflects ongoing interest from buyers, particularly in family-oriented neighborhoods and move-up homes. The increased inventory gives buyers more options, but demand remains strong, ensuring sellers continue to find success in the current market.

New Listings –  Continued Rise

The market has also seen an increase in new listings, with 1,339 new properties entering the market, up from 1,186 a year ago – a 12.9% growth.

This influx of listings reflects growing confidence among sellers, as they take advantage of the favorable market conditions.

For buyers, the rise in new listings provides even more opportunities to find the right home, whether they are searching for spacious properties or upscale residences in prime locations. Sellers should seize this opportunity but remain mindful of the increasing competition.

What This Means for Buyers and Sellers

Buyers will find more options and increased negotiating power thanks to the rising inventory and slower price growth. The market offers a variety of choices, from luxury homes to family-friendly properties in Pierce County, and now is a great time to secure a good deal before prices climb further.

For sellers, the growing competition means pricing your home strategically is key. Despite the increase in listings, demand remains steady, and well-presented, competitively priced homes are still selling quickly in this active market.
