This report comprehensively analyzes these changes, emphasizing key performance indicators such as new listings, pending sales, sold listings, months of inventory, and median sales prices. Understanding these trends is crucial for making informed decisions, whether you’re a homeowner, buyer, or real estate professional.

This rise in new listings, from 1,247 in May 2023 to 1,497 in May 2024 for residential properties, and from 80 to 105 for condos, indicates a strong seller’s market and increased homeowner confidence. It also means more options for buyers, offering a more optimistic outlook for the market.

Pending Sales

Residential sold listings rose from 891 in May 2023 to 941 in May 2024, while condo sales increased from 53 in May 2023 to 61 in May 2024. This increase reflects a healthy market with active buyer participation.
