Why Schools Matter When Buying a Home

Whether you have school-aged kids or not, homes located near quality schools tend to hold their value better over time. Good schools often mean more stable neighborhoods, higher resale potential, and better access to parks, libraries, and youth programs. In Tacoma, we’re lucky to have a few standouts that balance educational quality and affordability—you just have to know where to look.

Top Tacoma Neighborhoods with Affordable Homes & Great Schools

1. NE Tacoma (Browns Point / Crescent Heights)

NE Tacoma offers excellent value paired with strong school options. Crescent Heights Elementary and Browns Point Elementary both score 7/10 on GreatSchools.org, with strong community feedback around academic support, equity, and leadership. Homes here offer a more suburban feel, many with water or mountain views, and there’s great access to Dash Point State Park, The Center at Norpoint, and local favorites like Browns Point Diner.

2. University Place (West of Tacoma)

While technically its own city, University Place is a top pick for families moving to Tacoma. Curtis Senior High Schoolconsistently ranks 8/10 or higher on GreatSchools and Niche, with glowing reviews about teacher quality, extracurriculars, and college readiness. The area also offers Drum Intermediate and Narrows View Intermediate, both positively rated. Homes in UP tend to be well-kept and family-friendly, with proximity to Chambers Bay Golf Course, Cirque Bridgeport Park, and Whole Foods.

3. North End Tacoma (Proctor District)

The Proctor area is beloved for its walkability, community events, and charming historic homes. Lowell Elementaryholds a 6/10 rating on GreatSchools but shines in parent reviews, especially for its teacher engagement and tight-knit school community. Mason Middle School and Stadium High School are also local options. Living here means Saturday mornings at the Proctor Farmers Market, catching films at The Blue Mouse Theatre, and coffee runs to Peaks & Pints.

4. Fircrest

Adjacent to University Place and often overlooked, Fircrest is a cozy, tree-lined community with strong appeal. Families here may be zoned into the University Place School District, giving them access to schools like Curtis Junior and Senior High. It’s a community where kids play outside, neighbors host block parties, and you're just minutes from Fircrest Park, Espresso Yourself Café, and the soon-to-open Fircrest Pool & Community Center.
